1. Booking and Confirmation
A booking is confirmed once a non refundable deposit  has been received and written confirmation has been issued. The person making the booking must be at least 18 years of age and is responsible for ensuring all members of their party comply with these Terms and Conditions.

2. Payment
Payment terms will be confirmed at the time of booking. Unless otherwise agreed, the balance is payable prior to arrival or on arrival. We reserve the right to cancel any booking where payment has not been received in accordance with the agreed terms.

3. Cancellation and Amendments
Cancellations must be made in writing.
If a booking is cancelled within the stated cancellation period confirmed at the time of booking, no further charge will apply.
If a booking is cancelled after this period, or in the event of a no show, the full cost of the stay may be charged.
Any amendments to bookings are subject to availability and may result in a change of rate.

4. Check In and Check Out
Check in is after 3pm and check out is by 11am. Early check in or late check out may be available by prior arrangement only. Failure to vacate the property by the agreed check out time may result in an additional charge.

5. Occupancy
Only the number of guests specified at the time of booking may occupy the property. We reserve the right to refuse entry or terminate the booking without refund if this condition is breached.

6. Guest Behaviour
Guests are expected to conduct themselves in a reasonable and respectful manner at all times. We reserve the right to terminate a stay without refund if behaviour is deemed inappropriate, illegal, disruptive, or causes damage to the property or distress to other guests.

7. Damage and Loss
Guests are responsible for any damage, breakage or loss caused by themselves or any member of their party. The cost of repair or replacement may be charged to the lead guest. 

8. Smoking
Smoking and vaping are not permitted inside the property. A cleaning charge may be applied if this policy is breached.

9. Pets
Pets are only permitted where agreed in advance. Additional terms or charges will apply.

10. Liability
We accept no liability for loss, damage or theft of personal belongings unless caused by our negligence. Vehicles and their contents are parked at the owner’s risk.

11. Health and Safety
Guests must comply with all health and safety notices displayed within the property. In the event of an emergency, guests must follow staff instructions and evacuation procedures.

12. Access
We reserve the right to enter guest rooms for cleaning, maintenance, inspection, or in case of emergency.

13. Force Majeure
We shall not be liable for failure to perform our obligations where such failure is due to events beyond our reasonable control, including but not limited to natural disasters, government restrictions, or utility failures.

14. Data Protection
Personal information provided at the time of booking will be processed in accordance with UK data protection legislation and will only be used for the purposes of managing your booking and stay.

15. Governing Law
These Terms and Conditions are governed by the laws of England and Wales. Any disputes shall be subject to the exclusive jurisdiction of the English courts.
